Why conversational chatbots fall short, and how agentic search takes the busywork out of renting.
It's 11:40pm on a Tuesday night. You have twelve tabs open, a spreadsheet with a column called "dog ok??" and another called "actually available?", and three emails to leasing offices that still haven't been answered. Your partner texts you a link to a place you already ruled out on Sunday. You tell yourself you'll finish this weekend.
Nobody who has searched for an apartment thinks this part is fun. And lately, almost every tool you open promises to make it easier because it has AI now. So it's fair to ask: does it?
What Makes Apartment Search Agentic?
An agentic apartment search turns what you tell it into curated recommendations, takes on property follow-up and keeps track as your search progresses. An AI-ish service may help with individual tasks but still leaves you managing the search. The difference shows up in how much of the work it actually takes off your plate.
Over the past year, "AI-powered" has shown up on just about every app and search bar that touches renting, and some of it is genuinely useful. A sharper recommendation here, a chatbot that can answer a question about a listing there. For most renters, though, it lands in the same place. You still have to filter, update details in a spreadsheet, email the property and wait. The AI makes pieces of that faster and leaves the job itself with you.
That's AI-ish. It's helpful-ish and smart-ish, and it gets you done-ish, which at 11:40pm on a Tuesday feels a lot like not done.
The AI-ish Test: Four Questions for Your Apartment Search
To see how your current search process measures up, put any rental platform, including ours, to the test with these four simple questions:
Question | What Agentic Search Looks Like |
1. Can you tell it what you want in plain language? | Everything you said shapes curated recommendations |
2. Does it contact properties and help book tours? | Questions sent to properties, tours booked when you're ready |
3. Does it keep track of your property conversations? | Replies, decisions and next steps in one place |
4. Does the work keep going when you close the app? | Progress waiting for you when you come back |
1. Can You Tell It What You Want in Plain Language?
Forget "2 bed, under $2,800, pets allowed." Tell it what you'd tell a friend: somewhere you can walk to coffee, where your 60-pound dog won't be a problem, where you can find a gym en route to work.
Some of that is a filter, and that's fine. Pets allowed should be a filter. The question is what happens to the rest, because a walk to coffee and a gym en route to work don't fit in a dropdown. An agent works with the whole sentence or asks you a follow-up to pin it down. AI-ish quietly turns it into six filters and hands you a list.
The telling detail is the one a filter can't capture. Does your walk to coffee actually shape the recommendations?
2. Does It Contact Properties and Help Book Tours?
This is the big one. The listing says "pet friendly." It doesn't say whether 60 pounds is fine. Somebody has to ask the property, wait, follow up and read the reply, and with most tools that somebody is still you.
Plenty of tools can summarize a listing or answer a question about it, and today's models are good at that. Far fewer will go ask the property the question the listing doesn't answer, come back with the answer and book the tour once you're ready. Status matters too. If a sent question and a confirmed tour both just say "in progress," you're the one tracking the difference.
Give it the unanswered pet question. If it sends you back to the leasing office to ask for yourself, you have your answer.
3. Does It Keep Track of Your Property Conversations?
If you still need a spreadsheet, the tool isn't keeping up with your search. You are! An agent remembers what you asked for, what you've seen, which properties got back to you and what they said, and which tours are on the calendar. Your notes app shouldn't be the only thing that knows which building answered the pet question.
4. Does the Work Keep Going When You Close the App?
Your search shouldn't stop because you went to work, walked the dog or went to sleep. An agent keeps following up while you're living your life, so when you check back in there's progress waiting for you.
Come back after a day away. You should be able to see what happened, which replies are still outstanding and whether anything needs your attention. If you're still doing most of the searching, chasing and tracking, "AI-ish" fits.
What Is Zero-Scroll Search?
Zero-scroll search is Kaleno's name for agentic apartment search: you describe the place you want once, in your own words, and an agent does the searching and the follow-through. It's the idea Kaleno was built on. We started with a simple question: what if you didn't have to search at all?
You tell Kaleno what matters: the commute, the neighborhood, the dog, the light. Kaleno finds places that fit, including ones filters tend to miss. When you opt in, it reaches out to properties, handles those conversations and follows up, helping book tours when you decide you want to see a place. Once a day, one email tells you what needs your attention, and every conversation is in Kaleno whenever you want to see where things stand.
You still make the calls that matter: which places to see, whether to apply, which one becomes home. Kaleno curates and handles the chasing. That's what we mean when we call Kaleno the renter's agent.
Run the Test
Try it on whatever you're using right now, then try it on Kaleno. If something hands the work back to you, you'll know it's AI-ish. And if you've got a spreadsheet you'd love to retire, we'd be happy to help you close it for good.
Tell Kaleno what you're looking for.
Questions About AI Apartment Search
How Does Agentic AI Change the Way People Search for Apartments?
An agent takes on the parts of the search that used to be yours: it turns what you tell it into curated recommendations, asks properties the questions a listing doesn't answer, helps book tours and keeps track of the replies. That leaves you with the decisions, like which places to see and whether to apply, instead of the scrolling, chasing and tracking. An AI-ish tool makes individual steps faster, but managing the search still lands on you.
What Is an AI Apartment Search Agent?
An AI apartment search agent takes a plain-language description of what you want and acts on it: it finds places that fit, contacts properties, follows up on replies and keeps track of where things stand, while you make the decisions. A tool that only recommends listings or answers questions about them is doing part of the job, which puts it at the AI-ish end of the range. A property-side AI leasing agent typically answers questions and handles leasing inquiries for the properties it serves. A renter's agent helps manage your search across properties.
Can an AI Agent Contact Properties and Book Apartment Tours for Me?
Some can. When you opt in, Kaleno reaches out to properties on your behalf, handles the back-and-forth and helps book a tour when you decide you want to see a place. Whatever tool you use, read the status closely: a sent question means the property has it, a tour request is still awaiting confirmation, and a confirmed tour means it's on the calendar.
What Should I Tell an AI Apartment Search Agent?
Start with the basics: budget, move-in date, the neighborhoods or commute you're working with and your must-haves, whether that's a 60-pound dog or in-unit laundry. Then tell it your tradeoffs in your own words, like a longer commute for more space. That's what lets an agent rank one place above another on your terms.
